Buying real estate in Costa Rica should be a fun experience.  You’re looking for your dream retirement home and/or future vacation rental property after all!  First thing to know is that unlike many countries, foreigners have the same rights as Costa Ricans when owning property.

Another aspect to know is that Costa Rica has many expats from all over the world, that have been living here for many years now, so you’re not alone as a foreigner!  There are lots of resources for people wanting retire in Costa Rica, or start a vacation rental business in Costa Rica. There’s Facebook expat groups, online forums, etc.  No shortage of information!

To start all you need to do is write in Google search “Costa Rica Real Estate” and lots of options will come up.  Any local real estate agent you contact will be able to show you lots of properties, and once ready to make a purchase, will be able to refer you to a good real estate lawyer.  The lawyer will be able to easily check to make sure the property you wish to buy is lien free, and in good standing in Costa Rica’s national property registry (“Registro Nacional”), where all properties in the country are listed.

How do you know who’s a good real estate agent?  Our rule of thumb is if he/she is a quick responder to your inquiries, and by quick we mean 1 day or less.  We believe that no matter how busy you are, it’s good practice and respectful to respond to anyone that contacts you quickly, even if it’s a quick note just to say that you’re extremely busy and will be in touch a bit later.  Quick responders are generally very good at what they do, and vice versa with people that take many days to respond, or don’t respond at all!

When searching for properties, also know what you want.  Do you want to live on or close to the beach?  In the mountains?  In Costa Rica’s Central Valley close to the main cities?  Do you like colder temperatures (cold in Costa Rica is defined as 68 degrees, it’s never cold down here, he he!)?  Don’t mind warmer temperatures closer to the coasts? All this is very important when looking at Costa Rica real estate listings, as there’s lots of them, so narrowing down will make your life easier!

Our personal favorite spot in Costa Rica is Guanacaste, and within Guanacaste, it’s Hacienda Pinilla Resort.  We own a vacation rental there, the Pura Vida House, which now is the #1 ranked luxury vacation rental in the world on TripAdvisor.  And we also build and sell luxury beach houses in our resort.
